Account Closed mentioned the same removal of OO requirement you did, and really the understanding comes down to a definition of one word. 65852.2(a) (6) (B) Notwithstanding subparagraph (A), a local agency shall not impose an owner-occupant requirement on an accessory dwelling unit permitted between January 1, 2020, to January 1, 2025, during which time the local agency was prohibited from imposing an owner-occupant requirement.This section is from the general discussion of ADU/JADUs and their application ect. but you'll notice the prohibition from requiring OO is specific to the ADU.

The rooftop solar energy bill would likely be implemented directly into the monthly rent price and would go directly into the rental agreement; therefore only having one utility bill (if conventional power is even used that month).This would not be imposed on an existing tenant: this is a potential plan for the future when solar panels are cheaper and this is priced out to be financially feasible.Being in Florida, another potential advantage of this is that the solar panels could still be used post-hurricane, when the conventional grid is blacked out, to continue supplying power to the house.

@Nathan Smith if your goal is to make money in investing, I wouldn’t go spend money on college since it won’t help you really and will waste unnecessary spending.

I don’t believe Dave is speaking to property investing when he speaks with folk, rather just advising people not to finance another car/boat/jet ski or what have you.As for financing vs cash purchases, it just depends on your goals, the latter certainly makes it cheaper but the former will allow you to acquire more, define your goals and figure out what you need to do to get there.But Dave is right, you should avoid taking debt unnecessarily and in this Dave’s opinion without goals all debt is unnecessary
