If you do not, then that is your own fault (no judgement there).

I had a business partner who wanted to go after a tenant through the small claims process after a judgement was receieved. 

If you buy a property Subject to the mortgage and the deed transfers out of the sellers name, any judgements or liens AFTER the closing will not attach to the property because the deed is no longer theirs to attach to.

Is that a bankruptcy, a judgement, a collection or a 30 day late?

Fully acknowledged that I'm not an architect/contractor with the credibility to make that judgement, but I consulted in person with several architects and contractors who all agreed that the addition looks at surface level well-built. 

And paid a bunch of legal costs to get judgements against those former tenants.

When a tenant has owed me money, I went to court and got a judgement without SSN.

A judgement against the LLC without insurance to cover the judgment amount or even the seeking recovery from the individual member(s) will come secondary.

Therefore skips, evictions and damage judgements are more common.

Additionally and worse yet, with a judgement for a civil case in which my actions (recording of a contract) were found to be malicious, the damages could then attach to me through the state.
