Not sure whats in your market but if you can prioritizing "townhouse" style units not up down units is always more desirable in my experience. 

You will probably have to buy into a more "up and coming" neighborhood on the fringe of neighborhoods that are more established or desirable.

I would make sure the property in a desirable area. you can try negotiating.

This is the desired target brrrr market.  

It is so much easier to plan all the possible scenarios, choose the best path forward, and then implement it in a way that gets the desired results.Rather than trying to recover from an oppps, after the fact.Saving on taxes speeds up the next BRRRR.

Tread carefully when it comes to accepting tenants that don't meet your desired credit score. 

My guess (no guarantees) is you'd do even better in more desirable parts of the country.
