Now, there are other ways to structure the purchase of a short-term rental to include the cost of the furniture without buying outside of the contract, but in the end, there's just not a lot of value in a turnkey vacation rental without the reviews.

Long story short the day my tenants paid the bulk of the mortgage we did a lot more fun activities like vacation/ traveling  that was a large part do to the fact my wife and I were not dependent on working 40 hours per week to pay a mortgage.

We've used cash for keys a lot, but it only works if the tenant will talk to you long enough to sort out what they most need that you can help with and negotiate.Agree proceeding with eviction is your only option, but you can concurrently work on cash for keys or post a notice of abandonment potentially if they are non-communicative.
