Remember 4 units with 4 tenants has virtually 4 times the maintenance/cap ex as a single unit due to 4 times as many kitchens, bathrooms, etc. in the absence of a local experienced LL examining your underwriting writing , you can use 50% expense/vacancy ratio which can provide a rough estimate of expenses/vacancy.  

It's helpful to remember that what is being taught in one jurisdiction may not fly in your area.

I ask because I've done a LOT of refinances, and I can't remember a lender ever asking for the statement(s) of the account(s) where I hold security deposits.

The main thing to remember is that real estate has always been a get wealthily slowly game.
