Now that was the day.. letting non pilots up near the controls would not happen today that's for sure.. you get the stink eye if you even look in the cockpit or make an inference that you know anything about aviation.

Career/life goals: - $100k/month passively- Would like to one day open an Assisted Living facility back in MA using real estate tools to potentially fit out larger SFHs, hiring other nurses/aids- Would like to 2-3 flips/year to pay off some of the rental properties to increase that monthly passive income- I love nursing as of now, so I don't know if I would drop the license after retirement.. would keep a W2 going but I know it'll hinder scalability- Played pickle ball for the first time the other day in San Antonio and I want to build a bar/facility back in MA as a hobbyI'm all over the place with the goals, but any advice on whether to maintain the buy and hold strategy vs selling one off to pay one off would be greatly appreciated.

Here is a list of what I am wanting thus far in a boat- a nice teak interior that doesn't need sanded or varnished- enough sleeping space for 6, and there are plenty of boats for that- cockpit area that offers plenty of seating- a diesel engine that looks like it is in great shape- a good generator, hefty water maker, a washing machine, a water rinse at bow and stern, a place for diving gear, well I could go on- enough seating inside where everyone can eat without touching elbows too much- this will be a live in boat so it needs to be somewhat comfy- I really like the teak work on say the Hans Christian boats, here is a nice 52 for sale for $245,000.00 which is in my dream budget.

You will have long periods of vacancy, you may have to complete fit outs for new tenants, but when you have someone in there they could stay for a very long time, and are very low hassle.
