Florida, Texas and Arizona see inventory in excess of 6 months, some cities have more than 10 months worth of supply, which is basically a complete 180 from a red hot sellers market to an ice cold buyers market.How is this impacting rents, vacancies, turnaround times and ultimately: rent increases for 2025? 

It seems to be a relic of maybe 10,15+ years ago.Since I'm still far away from retirement, I look for long term appreciation first and cash flow as the icing.

STR regulations are changing in Colorado and if I choose to invest in an STR it needs to make sense without and then the STR aspect is icing on the cake.

More than 5 years ago the common sentiment on this site is cash flow is king and appreciation was icing on the cake.  

Since all the tenants and the customers and clients use the shared parking lot, it is a common maintenance expense, and all tenants will share the benefit in having a parking lot free from snow, ice, and other debris, and therefore share proportionately in this cost.

If ICE grabs them or they just decide to return to their home country, you'll have no say in the matter.You have no way of checking them and no leverage to hold them accountable.
