If you look at the interest expenses on a flip with an interest rate at 6% vs. 10% just as an example, assuming the investor knows what they are doing and executes efficiently, the added interest charge really has a negligible impact on the overall profitability.

I have the property listed on multiple sites (furnish finder, airbnb, vrbo, zillow) 2 weeks ago and have yet to book a tenant, but have received numerous inquiries but every time I am in communication with them they seem to just stop responding even when I have an extremely fast response rate.Is this normal in anyone's experience?

Long-term wealth building through appreciation usually outperforms immediate cash flow only when you have the scale and flexibility to leverage tax efficiency, because tax efficiency compounds wealth faster than monthly income. even High cash flow properties often do not create taxable income because of depreciation.
