I'm traveling from Boise Idaho starting this morning (5 day trip).If you have or can help me find a single family rental in Austin (move in ready) or know someone who does...I'm looking for a 3 bed 1 or 1.5 bath with:modern kitchen appliances/fixtures throughoutfenced backyard for dogspreferably a fireplace, but not a deal breakerup to $1900 a monthno HOAAlso, looking to make connections in real estate investing there in Austin.

My quandary is what to do with the fireplace that is extremely dated.

I'm developing land in Redding, CA. 21 homes total, and wondering if anyone has advice or connections on getting the best deals on materials, appliances, things like fireplaces, ceiling fans, basically anything and everything that goes into a house.Looking to use a little hustle to build these houses piece by piece, getting great deals while keeping our style intact.Looking forward to any help I can get!

Since our budget to start this adventure is small, most  of the potential homes we are finding are very old & have fireplaces.

Just purchased a HUD home to flip, what are your thoughts on this fireplace?  

We get lots of city folk who do not know how to manage (or respect) the heat, fireplaces, firepits, cell phones not working, departure times, etc.  

Matter of fact, we won't let a tenant use a fireplace in a rental--we seal up the flue. 

However, we noticed a few redeeming features during our inspections that gave us some hope over the 8 month renovation - 11' ceilings (hidden behind drop ceilings), original heart pine floors (protected under laminate flooring), original fireplaces/mantles, and desirable location (5 minutes to downtown Columbia).

I looked through your photos 3 times before I saw the cool rock wall around the fireplace.
