Regardless have you ran the numbers on using an equity line of credit rather than the refi.  

Since you already have strong cash flow potential, the tax efficiency is a major advantage.Your concern about giving up an appreciating asset is valid, but so is the benefit of freeing up equity tax free if you qualify under Section 121.
