I talked to numerous California investors in real life and phone/Zoom calls who have lost money in far away OOS markets, mostly Midwest markets (e.g. repairs, capital expenses, bad tenants, properties vandalized while under renovation, evicted tenant stole all the appliances, property managers with high fees or overcharging for repairs).

They tend to overcharge for rehab and/or overvalue the properties they find investors and then overpromise on the rents they can get.

It is likely better to under charge on rent than over charge as vacancy can quickly overcome the rent delta.

But I do know local managers that rip off out of state investors and such even tried on me but difference is im here locally and handle my own maintenance and such so harder to get away with overcharging me and such. let me make this very clear I do not offer turn key properties or practice unfair business practices as you seem to almost be implying but like described I do see happening nd this is why I question this cause I would like offer quality honesty and integrity where it is lacking .
