When an IRA engages in a trade or business on a regular or repeated basis (which frequent flipping becomes) then the IRA is subject to taxation called UBTI meant to level the playing field for tax-paying business and protect them from unfair competition.So, generally an IRA is better suited to truly passive investments like holding rentals, private lending (such as to unrelated flippers), and syndications.

The first years we had plenty of forclosures, that dried up around 2013-2014, so we switched to buying short sales and when that got thin, we switched to buying heavily distressed properties from regular sellers.

No-ratio DSCR refi's are going to be more expensive and bring lower leverage than regular DSCR refi's. good points. ideally we would just get financing at closing and not jump through more hoops of seasoning and refi.....We do this with banks right now but scaling is issue.
