Money isn't a driving factor for me anymore.

There is literally less oceanfront...but it is softly driving demand in areas unaffected by that type of risk. 

My biggest fear is that my drive and passion could go away at some point in my life and I'd be forced to settle with a boring, average job while living a boring and average life.

They're not a particularly good tenants--the dog poops they've been leaving in the yard are driving me crazy, to the extent I'm considering not renewing their lease--but since the repairman thought it was probably from normal wear & tear, I'll eat it. 

I knew that investing locally was out of the question due to capital restrictions so my goal was to invest in markets out of state that are no more than a 2 hour flight or about 8 hour drive away from where I live.

Problem is I know how to code about as well as a chimp knows how to drive Nascar, lol.
