I also include a "sight unseen" clause that says we use marketing to attract in-person inspections but the individual chose to rent without seeing the property in person.

They'll require a property to be considered "rent ready" or "move in ready" and will require simple items like wood rot, moldy carpets, etc etc to be cured prior to closing.

They all put you on MLS drips and don't respond because if you aren't buying sight unseen and are going to fly or drive in to buy, all the good deals will be gone by the time you organize that.

It comes with a pretty big storage shed that depending on condition could be a real nice home office for my reselling business I am starting up.The lot is huge at 4.01 acres and has a good amount of woods that I might be able to make money with.
