This "I have the secret  sauce no one else has" form of marketing is very offensive to me. 

He is on my sh... list he is on double secret probation I got burned on a HVAC company used his dad in the past, he took over his dads show but he is not ready for prime time.

There is no sizzle and oversized expectations where people pay $30K to some HGTV bonehead for the secrets to flipping. 

Upcoming and desirable Detroit area's like Morningside, Warrendale, Fitzgerald, Aviation-Sub (8 mile area also super hot as of late) etc etc (keeping a few secrets to myself) are oozing with some of the best rent to value ratios across the land not to mention COC ROI’s.
