Land can be a big money maker and you avoid all the bs of a tenant or single family homeowner 

The only thing I found interesting is they think they could generate $180,000 by adding a housing inspector-which means the fees/fines they impose are a money maker. 

Resist the temptation or pressure to make real estate acquisitions based on what you see others doing.

Also, you have a lot of work to do to determine if this is a money maker or a dog!! 

When driving for dollars you still have to skiptrace the owners contact information, and the accuracy of the results is dependent on the provider used and  it can be difficult to track down the decision maker. 

Watch the American greed episode on Remington financial  and how Indgrid and a few others put them in jail.But any one can sell education for 3k each.. but the people paying for it don't understand that in that context they think paying the money and they are going to get 100% loan.. and granted I am sure they do some.. but I also would bet dollars to donuts that the 3k is a huge revenue maker for them.

Plus ingle, O1/O2s can be a huge money maker for you (higher BAH rates).House hacking would be a great way, especially at your level, if your single you don't need too much and after a year or two, move out and do it all over again.
