Integrity is important to me and I want to be a reputable landlord.

There is a real demand for people that do quality work with integrity at reasonable rates.  

I'd look for a market with slow and steady growth and maybe a team that was vertically integrated under one roof.

In this case, my now partner @Dean R. was a friend first, and I knew his mindset, work ethic and integrity were solid (hopefully the feeling is/was mutual :)). 

He already has his own software to manage tenants during their lease, he's now looking for something to help with before/after walkthroughs that he can also someday integrate into his software via some sort of API.So far all I have seen that seems like a good option is CompanyCam but I'm not sure if there are others like it.

I can't get the numbers to work out for modular single family homes, not when my competition is developers that have complete vertical integration and the cost efficiencies of scale.

In the future, we'd like to vertically integrate the "real estate investing stack," such as taking mortgage lending, homeowner insurance in-house, which will help increase our margins per homes sold.

Vertical integration is a beautiful thing.I have no issues with him making money as the contractor, assuming that was the agreement upfront.  

HI Elton,I've had similar experience to you Elton integrating differing flows into a line of credit to greatly amortize the balance and reduce the volume of interest due/paid.
