@Jessie Niu I have a post somewhere on the forums detailing the entire process, but basically it had to do with a decomissioned oil tank that the bank was unwilling to remove, so we asked them to give us $50k back at closing to assume the risk(We did soil sample tests and other tests), they settled with lowering the purchase price $50k.

From what I have seen while looking at sample tapes, FCI exchange/other websites, and other comments; is that performing notes cannot be bought with that much of a discount (but I haven't seen what local banks/credit unions provide in their pools/tapes).

You can require the animal is spayed or neutered, unless a Vet states it is medically contraindicated.In addition, you can provide a sample "Accommodation Request" form that specifically states the two questions you can ask, and requires verifiable signature from a local Doctor, Social Worker, or other professional.

I wasnt aware of the business plan part but was told it was a requirement if i had no record of business financials (newly formed corp)   Do you have a sample copy of a business plan for lenders?

I also know about the recent RPP Ruling with lead based paints with the EPA, and do mold clearance sampling too.

You can probably google a sample but all it needs to be is one or two pages and include the major terms you are looking for (ie. purchase price ,financing, any contingencies, how long you need for due diligence, closing date etc.).
