Okay, that's a little hyperbolic as I know it's not your "standard procedure".  

Thanks for sharing as emergency procedures is things that we often overlook.

Standard procedures should include MLS listing, yard sign, open house (either public or for brokers) mail outs around the listing, emails to their investors and other cooperating brokers, excellent COMPS/Available/expired lists provided to you, great photos--maybe even a video or drone footage-- and WEEKLY contact with you about the activity.

What Ken is doing right now is his normal operating procedure.

Check the laws, and write down a set of rules to abide by before you advertise; it's called having policies and procedures. 

  - Some small portion of the population prefers to live un-encumbered from the rules and procedures of everyday life or believes that stable housing is not worth the cost.  

But you probably do and that is the bank in the form of mortgage payments, you must create standardized policies and procedures and MOST IMPORTANTLY  you have to treat all tenants the same or you can be involved in a possible fair housing or discrimination suit by some other tenant that did not get the special treatment. 

Standard procedure and a large bang for the buck.
