They use my script, and handle the calls the way I want them to, enter the data where I want, and follow up on a pre determined schedule.

I do have criteria pre-determined and I have that in my ads :) I've been emailing those who are interested my minimum qualifications first, letting them know that I don't want them to lose money on the application fee if they don't qualify.

Be fiscally responsible enough that you can cover materials/labor and have predetermined draw periods if very large projectsI know this can be hard but think as the owner would.

Lease the ground to someone interested in building but who doesn't want to share more than a predetermined amount with their land partner.
