Account Closed, It's great what you've done John, however money is always needed when used properly, even with the best of grades a student without money and or scholarshisp will not go to college or maybe even a trade school.

An appraisal contingency is common; no one will balk at it but in a seller's market, the seller can just wait for the next buyer, a different appraisal, possibly a different outcome - rather than negotiate with you.
