my scenario was a little different I would buy 20 to 80 acre parcels in Oregon and WA.. then log them .. using the skids roads and log landings strategically ( put them were future driveways and house pads would go). then do short plats  4 lots or less.. then sell the lots on contract.. the logs generally paid for the land so we had no debt on the land .. most land buyers took a few years to get to the point they were ready for construction loans..

It’s just a matter of how long we’re willing to stick it out after 6 and 8 years because the highs and lows of the market wear on you something fierce and how quickly we can drop the stress of that by investing as strategically as possible without overextending ourselves.

There is no silver bullet solution and yes, @Taylor L. is right in that all of the info you need is readily available online for free.The issue with the free info online is that it is not necessarily organized in a strategic way and as a newbie, you may not know where to begin.
