It's great that you will rent to them, but don't go all self righteous on us just because you're willing to take a risk others won't.1. know many who are actually innocent only self righteous dumb sheep like government types ignore reality that 25% of all convictions are bogus. see innocence project as examples.That's a horrifying statistic.

Statistically real estate keeps up with inflation or 1-3% gains (unless strong market demand and limited properties like Venice Ca or Palo Alto). 3% means you double your money every 24 years.

When this changes, I would expect a flood of S-TR filings since a lender will initiate legal action even if the default can be 'worked out', or cured, because statistically a certain percentage of cases will not get resolved and the lender will indeed (through the trustee) proceed to sale.

If i know there is a deal breaker item for the house ( over 50 % of callers arent interested because of it) i repeat that item in bold in the email because most people don't read It the first time...
