I'm not in a position to just let half my portfolio not pay rent for a month or two, I would be washed out.

Here's just a small list of some of the opportunities (challenges) we ran into:-Day one presented our contractor with a squatter that was washing his clothes in our kitchen sink-City of Atlanta is very difficult to work with on permits which delayed construction probably 60 days overall through the process-Contractor spent two months determining if our house was in a flood zone-Contractor had not worked on residential properties before.  

Washing machine transmission broke in one of my single-family rentals

I decided to just loose it on the market and wash my hands of it.

Water pump was pumping and there wasn't any obvious air in the system so I suggested it was probably a blown head gasket (which is ultimately what it was).

@Caryn Seifert     I disagree with Account Closed on the dishwashers, some people use them, some don't but you can always use your dishwasher for storage if you don't want to use it for washing dishes.

You can bypass the 10k cap of State and local tax with house hacking.  6)You can depreciate the rental portion of the house which can wash out most of the rental income that you otherwise had to pay taxes on.You live for very less or almost free. :) Good luck 

My monthly expenses with two car payments, insurance, and various repairs and miscellaneous expenses (washes, oil changes, etc)  are about 1500/month.
