I have set up a joint venture with a local wholesaler who is helpng me learn the basics and holding my hand along the way and have worked for some out of state wholesalers doing boots on the ground work for them locally as well.My favorite thing to do is to travel to new places.I am a good networker and have done so locally but this forum allows us to reach out across the world.

Doing ground work. 

There's a ton of ground work that goes into any aspect of investing.

Not a ton of "boots on the ground" work to do. 

I'm originally from Orlando so I know the area and had some contact with the local REIA prior to moving so that i guess set some ground work.

I am an accredited investor in Huntington, NY looking to lay the groundwork to kick my wealth building into higher gear. 

I'm moving there in a few months and I'd love contribute some ground work to your operation in exchange for some tribal knowledge.  

My question is how to structure into the operating agreement a management fee for handling the ground work for all 4 properties?

It doesn't matter how good the market is, if you don't have the right folks on the ground working for you, you will never be able to hit your numbers.
