DPA has been very tough to use the past few years....just way too much competition that isn't using it in the sub $300K range.With that said the market has shifted some the past 2-3-4 months and maybe a seller would accept it if they don't have other offers.I would just be prepared to make several offers and not get your heart set on one particular house. 

My goal is to provide the best service, of the best airbnb, that is offered at a competitive price in my town that locals and travelers would enjoy staying at and plan to come back!

That will cap the influx of competition.

You get the opportunity to build something that stands out from the competition which can be important in saturated markets. 

In my 9 year experience working with vacation rentals Vacasa is very competitive, and most often outperforms most other rental management companies.Regarding not being able to touch homes in the Central Oregon area under $1M, message me if you would like to see the 100's of homes listed for sale in Central Oregon right now priced under $700k.

Not only are they not cheap, they sell the same lead to 3-4 agents at the same time.If you're going down that road, be prepared to respond to each lead within seconds, not minutes, because your competition will do the same, and you don't want to be the 4th agent calling.

The average #1 ranking of people I have helped get to #1 in about 3 to 4 months.. depending on the market and competition of course.

If this was 5-6 months ago I would be upfront and tell you that most 2-4 unit deals are being bought up by cash buyers well over asking, however, the competition has certainly dampened to a degree.

To be very competitive and command the highest rates, it's very recommended to spend about 10-15% of your budget on a good designer who knows the short term rental space.

Tourism is down but so is competition.
