Since 2001 when rates were dropping and then became 0 at the FED the rates we have had for the last 15 or so years are not "normal" In fact I would say we have been spoiled and I would even be sold to bold as to say this: Get used to it getting higher, much higher.

Hey @Shawn Phillips, I don't have a statistically calculated number, my agent @Rene Lanthron who found the duplex for me probably could be more helpful in that area if you are looking for actual data points, comps and statistical trends.However, we watch the market pretty closely, and we are seeing some properties listed currently that are pushing the price per square foot way up!

Find people who are smarter than you that you can learn from.People WILL judge you for your age (not saying this is right, it's just the way it is) and you must overcome this by becoming an expert and being ridiculously professional AND by surrounding yourself with partners who do have the credibility and experience.Be humble and yet confident - realize that you have much to learn and be willing to listen to others' ideas and feedback.Be bold but not reckless in your actions - after receiving the proper education.It would probably be prudent to try to do some smaller projects first to build up your reputation, but if you are dead set on doing this then by all means go for it, you just have to be willing to work hard (I'm talking 80-100 hour weeks), be humble and be bold.

Haven't had any major problems so far, in-fact my PM/project manager and me have a standard rehab SOW and materials that we use for all rehabs and make-readies.The properties are in pretty solid B areas, so the schools are average, along with most other statistics like crime, etc.

Is somebody on here adding up how many engineers invest in real estate and doing a statistical analysis on it, maybe with mean, average, median, standard deviations, a few transformations and differential equations and coming up with an answer on what percentage of RE Investors are engineers???!!!

Most courts encouragement other resolutions before eviction so for someone to get all the way to the point of being evicted takes a certain type of person that statistically is very high risk it will happen again.However, many PMs and DIY landlords will start the eviction process the day after a tenant is late.
