This means that they can't later say that you owe them the full deposit because you didn't do a pre-move-out inspection, etc.My point being you need to learn the laws where you are, and also, whether or not normal move-out procedures are waived if the tenant is evicted.As far as the rest of the lease being invalid - they no longer have the right to live there, if they've been evicted.

Really the main risk when inheriting tenants is that a) they have a long lease in place thats under market rent and b) the tenants are poorly managed and do not know the procedures of your company. 99% of the time people are genuinely nice and just want to continue living in their current home.

In our published procedures, we will not file before the 7th for the first offence (subsequent occurrences are filed on the 3rd).As for accepting partial payments, check the landlord/tenancy legislation in your jurisdiction.
