The people up here like the feel of having older homes that are just modernized.

This allows me to retain the same number if I ever change phones, & it also allows me to respond to txt via laptop.

It will brighten up your kitchen with a modern look (also probably why your tenant is asking for the upgrade is because they are comparing with how modern cabinets look like in other properties)..

I don't believe we know enough and since this event is unlike anything else in modern history we can't even look at what happened in the past as guidance.

wow that medical insurance is extremely expensive..... i seriously do not know why people is hating their w2 ........ i love my w2 just like real estate flip activity , if i only buy rental i don't feel satisfied enough hence i let go my rental OOS right now....... currentlyy i just dont have patient if i see bad looking house with 1980 flooring in santa clara county also with that wood cabinet.....i felt like i want to change everything and make it more modern. my wife also like to re-paint everything so she keep asking me to keep buying flip so her hobby in painting and landscaping is being channeled in reality.....

Meaning it leans a little into class-C (in my opinion--but (Location, Location, Location).I like it the way it is now, and if you can rent for the same money as-is as fixed up more, why not--(but you don't know that yet).Don't get me wrong, LVP would make it more modern, but is it OK enough now to get the same rent....Maybe ask some local Realtors who find renters what they think.I much more notice the lack of counter on each side of the stove and the lack of a range hood, and the smallness of the kitchen vs flooring, but I'n not a renter in that market either, and you have to give the public what they want.If they want LVP or your time on market or rental rates suffer without it...you have no choice.Just my 2 cents.

I Scalp Trade the S&P ES Future on my laptop every morning and today I was up $1087.40 in two hours.

I sold all of mine to owner occs.. and thats what i experienced I had to up date them to modern standards after being rentals for 10 to 15 years and this cost 10 to 20k per home.. bye bye cash flow..
