I wouldn't sweat this, it is a part of the business especially when buying in smaller towns.

I've lived in a house with those crappy aluminum windows and they can let in alot of cold air not to mention sweat really bad.That price seems decent, I'd be weary of going to cheap and compromising install quality.

Sometimes they require a lot of sweat equity to make the numbers jive. 

@Steve Gregory Wow, sounds like you are getting the best of both worlds with sweat equity and forced appreciation but also the longer term monthly rental/lease income.

I personally wouldn't sweat it too much.

Sweat equity is great.

Rehabbed them with shoddy contractors, my husband, my friends, children who I pay and teach the skills, and lots of blood, sweat, and tears. :-)

Not to mention that a “sweat equity bro” book/podcast would have less appeal appeal to me than syndication topics 🤣.

NO sweat .. just do it.other areas I work I am lucky to buy one every 3 months.. 

I expect to get a bank apraisal on thr appartment for about 380000$And to this point i have spent 10000$ on the renovations, due to the fact that i have done all the work my self, with som help from my father, and my girlfriend.Due to sweat equity in the appartment i am renovationg, i hope too be able to purchase a BRRR property during this summer.
