Contractors are a challenge at best, with lots of local investors having dealt with shoddy work IF it even gets done at all; a decent number of contractors have been known to get started on a project and then disappear so that they can get started on the next project.

Which means the remaining $158K is unaccounted for.The first mortgage still exists, as far as you know at this time.The questions would be, what happened to the rest of your money.Your question, Was it applied to the first, did it go to the second as "excess funds", or where did it disappear to.And your other concern, how much is owing on the first and what happens now?

Most people don't realize that the average lifespan of a publicly-traded company on the S&P500 these days lasts less than 18 years and is forecast to go down to 12 years by 2027.I started my portfolio in 2011, have a good chance to still be around by 2027, and even 2050, and my daughter, reaching average life expectancy will probably see 2075, long after most companies we know today have disappeared.

The rules don't take effect for 6 months, but the message is clear.Cities want their hotel tax revenue.Cities don't want those big bad real estate investors to make too much money.Cities don't want rental inventory disappearing from the market.Don't make a highly leveraged 25 year financial commitment on the assumption that current market conditions will remain the same.I stay away from things that the general public get into and it seems everyone wants to rent out an extra room or home.
