For now we are using it for the remainder of the summer and getting ready to ease into renting.

I have really enjoyed the ease of it.

In regards to a B- property I'd like to know ease of filling vacancies, vacancy rates, Turnover time, etc.  

I am not very tech smart, and have not quite pulled the trigger on a short term rental yet (lack of tech knowledge is one of the things holding me back), but this helps ease the nerves a little.

Then paying someone to be your eyes to the area, repairs, and what it might rent for, that might be a property manager and a contractor.You may find that for the ease of the task, having a property manager or buyers agent to screen your deals and buying directly from a turnkey provider, the easiest as there are way less moving parts to manage and to pay.

I don't spend my time on the other 93% who think selling on the MLS is the solution for them.Once I meet with them and I can see that I can solve their problem (I don't buy every house I have the opportunity to buy, some are just too much work to repair, others are too small, too large, under a high tension power line etc) I explain to them that I won't be charging the 6% fee real estate agents charge because I'm not a real estate agent.

I wanted to give the former owners something to help them out, hopefully ease a small bit of the pain of eviction, and create a smooth transition.
