I haven't been there, but my friends told me that it's highly competitive, and a lot of due diligence has to done on these properties.

So we get similar results to the "guaranteed sale program" without really offering as such.All that said, I think it's a creative way to market real estate services, and it can be a competitive advantage for those that employ the guaranteed sale strategy.

Inventory is already low, competition is high, and sales prices seem relatively exaggerated (MLS is also barely of any use).

I think when a tenant walks in and sees something clean, neat, and cared for you're already better than 95% of your competition they don't prefer specific sheens in my experience.There are plenty of options for sanders for hardwoods.

In a competitive market like we have now, you better be ready to swim with the sharks.Also, lots of what you see is fake.
