The plan is to perform an "Urban Lot Split" , subdivide the property 60%-40% and build a Duplex on the new parcel since I will be able to get another address and separate utilities.

I would not do single family we build triplexes infill and urban. suburban deals appreciate slower and single family cash flow is worse.

Unfortunately, I think it just mirrors where society in general is, and my theory is that as societies becomes wealthier and life easier, it breeds a disincentive in the population to get off their *** and work for anything.
