One thing to also consider is with the new home and your rental if it goes vacant.

It’s been about 7 months in my target market since a multi came on the market with any cash flow at all.

So I suggested that perhaps we could partner and find a positive outcome for everyone; they get a suitable place to live and start building some equity and net worth, and I get in to a new property with less money out of pocket.

For instance, this quarter, I am targeting Cleveland, Memphis, Columbus, Detroit, and Kansas City. 

Trust gets built in layers.Your long-term goal of building new construction is exciting — and I think finding a mentor in that space is a smart move.

This caused a historically unique opportunity for investors - they could buy Class A properties and immediately cashflow when renting them out.This couldn't last forever, and it didn't, as excited new investors drove up prices.
