At this point, you need to focus on what city to invest in and down payment needs.BTW if you go east from LA in riverside and san bernadino county, you do see cash flowing rentals in SFR and multi family

I purchased in Baton Rouge, LA in Jan 2020, tenant paid in April and PM said tenant will make May payment, however it will be delayed and split into two payments.
