I'd much prefer having something that was designed for the way my business operates that I can continue to grow with.To qualify this further, I have 20=2 units and 68 of them are currently subsidized.

I’d start by reaching out to local portfolio lenders (credit unions are great for this) or a broker (me) who does investor loans – they usually have products designed exactly for this situation and do a 2nd position that'll allow you to tap into the equity without touching your 1st. 

I hate a model that is by design, counter to the property owners best interest.

Our entire economy is based on an economic theory and system that's mono-directional, it's designed for growth. 

I designed and built first duplex around 2006 and finished the second duplex right before the housing market tanked in 08-09.
