Since all the tenants and the customers and clients use the shared parking lot, it is a common maintenance expense, and all tenants will share the benefit in having a parking lot free from snow, ice, and other debris, and therefore share proportionately in this cost.

In my short experience and from everything i've read the cream, always rises to the top regardless of the economy.

If ICE grabs them or they just decide to return to their home country, you'll have no say in the matter.You have no way of checking them and no leverage to hold them accountable.

Here's our situation:Close Friend as Property Manager:Agreement: Our friend agreed to manage the property in exchange for a below-market rent since we live out of state.Issue: We recently discovered the property was neglected during past winter snow storms, turning the parking lot into an ice rink, creating a huge liability.Result: The property manager, who lives on the property, neglected maintenance and communication.

We noticed our windows leak when it rains, and during the winter, the windows had ice inside the home, causing puddles of water to form on all of our window sills when the ice melted.

Migrants are an important labor supply for home construction and the ICE deportations might affect housing supply.
