Your Natural Hazards Disclosure should have some of this but it is tricky.I think if the equity is there and you can move the money to a better producing asset, I think I would sell.

It is possible that the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.
