(That would mean you are not in first position, the lender is) You may want to ask a title company to tell you your position on title.There is a huge difference on what your rights are and what you can do about it, depending on how you show up on tile

I've also thought about further improvements I can make to the space (i.e. replacing the lights or ceiling tiles), but it gets expensive very fast so I want to ensure it's going to make an impact.

Thanks, I honestly have 0 experience in regards to decor and I was winging it with getting advice from the handyman. my original thought was to give the back splash a dove Grey color subway tile setup. but this one is definitely better looking. the epoxy finish to the countertop is quite a nice fit to it. though, I'm not expecting it to last that long. but the property will profit. mortgage is at $981 per month. if I rent it for $1,600 per month 12 month lease.

As a side note, they had painted the bathroom all white (as it was previously some ugly 70's pink and green) and as we lived in the house the paint started to peel off of the shower and tiles as they clearly did not use the right type of paint.

The grey variegated LVP which was popular a few years back has really fallen out of favor in my area other than for  inexperienced flippers still putting it in their languishing renos with subway tile and barn doors.
