Quote from @Jeremy Horton: It seems like there's a theme here - IF you do/want to live off cash-flow it's going to take lots of time or money (15+ years in most best cases - this is synonymous with paid off properties), good timing (prices and rates), special circumstances (single, no kids) and on top of that many "retirees" still "work" in the RE industry somehow, whether that's managing tenants/properties, managing rehabs, acquiring deals, analyzing deals or becoming a syndicator and hiring some of those jobs out so they're only doing the higher level stuff.

I have a rental property that I paid for using fha for about 200k and I owe 191k on it I want to be able to hold it long enough to build equity, get a heloc on it and buy another one maybe duplex tri plex etc. however this year I'm going to be at a stand still because I'm going to paramedic school which is a year and I'm saving up for my wedding because I am getting married shortly after.
