    If you inherited the 2nd property, 1) did you get the property free and clear or did you inherit a mortgage with it and 2) if you got it without a current mortgage, have you thought about doing a refi-cash out on it to get a larger chunk to put down on another property.    

But, long before I got involved with lending, I learned to appreciate HML lender's feedback on property submissions.

There is more to this strategy than theory and you should think long and hard before embarking on this journey without some cash reserves and a considerable amount of seasoned guidance. 

I am currently a Realtor, but my long term goal is to be more on the investment side.

Keep acquiring more units and helping more people.

The first one is free and clear, so at this point, I may just want to move on from it and sell it for anything, but I don't know what to do.

I'm also curious to learn more.
