Clearly the tenants aren't great, and improving the quality of your renters is part of the process of improving your investment.

Warranties, virtually no capX for many years and typically higher rents due to better quality tenants that want to be in areas that are new/safe/convenient. 

May get better service, and higher quality products for a similar price after discounts, and many of the area stores like this in my area have pro or rewards programs that could be beneficial.  

First I would try to figure out what they are actually looking for, because if you want a deep dive on retail it will have some similarities, but many differences than industrial.Both will rely on credit quality of tenant and length of lease more than anything.

I would advise that you think less about the number of properties you want to own and more about the quality.
