As with many here, I've been using a mix of Cozy (now Apartments.com), Stessa, and a few other custom workflows for turnovers that have worked well in the past, but with the takeover of Cozy by Apartments.com I'm now out shopping for better options for my primary, tenant-facing service.

That way, you can see if you need to change anything before you jump into the higher risk projects.I've also seen a lot of deals where the seller is a tried OOS investor who fell on their face because they jumped into the market blindly without the right preparation and connections.

NOT saying you should do this but I have seen some investors slightly (some not-so-slightly) "inflate" the construction cost to recoup some of their money.The bigger challenge I think you face is getting with a General Contractor / Builder who has your same goals aligned with you.
