The other hole (though alluded to) is that high cost, high appreciation market homes are almost B class or higher by definition because the incomes required to support the rental base eliminates C and below tenants, ie Section 8, other housing voucher tenants, illegal immigrants, criminal background, drug issues, etc.

3) Tenant Screening: many Class C & D DIY landlords don't really do background checks on potential tenants as they all have credit & criminal issues.- We still do them because we want to target the, "best of the bad" tenants.4) Building Maintenance: many small contractors in Detroit only accept cash and avoid paperwork.

We are fair housing compliant regarding animals.Our tenants’ safety and the peaceful enjoyment of their home is important to us, so we do a credit/criminal background check on all applicants aged 18+, as well as employment and prior landlord verifications.
