Prices for office building nationally are lower by an average of 45%.Older buildings with obsolescence of layout, electrical systems, locations etc are valued 70% + lower than 5 years ago.

If an agent has closed multiple homes there below asking, that’s a sign they can deliver.If it were me, I’d interview 2–3 agents, ask for specific examples of deals they negotiated on new builds, and see who can talk details rather than just promising they’ll “get the best price.”; I'm an agent myself and this would likely help you put the best foot forward to narrowing down one that negoatiates well on your behalf but @James McGovern keep in mind that of course there is not magic wand..

With a cost segregation, you back out the land value and then typically 15–30% of the building cost can qualify for bonus depreciation, so on a $300k property that’s roughly a $45k–$90k first-year write-off.
