Sounds like your advice is the consensus: that if I were to proceed, prioritize a move-in ready unit, with a cosmetic rehab unit at most if the numbers+market checks out.

We have friends who can immediately co-list with us so I plan on leveraging that expertise to relieve some of the mental burden.

So at that point - we tend to prioritize the cash flow - because we get to use that every month... sort of like a refilling ATM. 

If you prioritize simplicity and don’t care about exchanging later, a single JV LLC can be smoother operationally.

I'll prioritize the DOT and get that signed today or move forward with pursuing legal action on the breach of contract.
