I dont currently have the time/will power to try and get off market deals.

If you expect to ride with the best, you'll need the equipment and knowledge to keep up, shear willpower is not enough.

I nw know that i can use sheer willpower to make my dreams of changing my family tree and my life posible sheer willpower!

Reading Willpower Doesn't Work ahead of time and remembering @Brandon Turner's 3 day fast from his phone I'm thinking about doing the same thing; going completely off the grid for at least three days while I spend focused time with my family. 

Think of the boost in will power this would give you after you closed on your first property.

I definitely reserve the right to be wrong, but I just don't think the city's government has the determination or willpower to aggressively police that area, and I think that's what it would take.  

I am going to work first to test my will power and then invest in the easier options.

I have been trying to explain to my wife that there is a "threshold" in real estate business where it takes a lot of effort, time, creativity, and will power to get to, but once you get there momentum takes over and your business really starts to take off. 

You will get bogged down in minutia and use up your will power solving all these "technical" issues.
