EDIT for Clarity: Commissions can also be a set amount 5,000/10,000/30,000 If you really want to take the extra step and liability of getting it under contract for yourself to purchase go for it, doesn't hurt me at all.

I did this, there are no rules from CRA about you need a valuation from an appraiser, there’s really lack of clarity there, atleast the last time I checked in 2015But there is a tax form you should fill out stating when you move out and the estimated fair market value is.
