I’m dying to know Thomas, what is it that makes you believe these 4 folks with Doctorate degrees or PhD’s in Vet Med who are multi published and referenced dozens of times throughout various academic journals (those are those ones held to scientific standards a fair amount more strict than hearsay online) are completely incorrect...Have a read through this on Jstor sometime:Journal of Veterinary Behavior: Clinical Applications and ResearchVolume 3, Issue 3, May–June 2008, Pages 134-140

I got the publisher on the line a few years ago (Sherry Clevenger) and she explained that NADA only makes note of the initial sales price of the home when new, and then apply a constant depreciation amount every year.

Here are a few I keep going back to: city-data.com fred.stlouisfed.orgbestplaces.netcensus.gov/dataCostar is good if you have someone that can pull data for you...A lot of commercial brokerages will also publish reports for regions or specific cities...Best ever though is Google.

Even if this document is not recorded nor published, that will be this document that will be your first line of defense or point of failure in court.Now if you have multiple LLC having the same function, you can pay once for the first LLC and reuse the same operating agreement for the others.In the same token, you can find some companies that are selling operating agreement templates that are focused on a specific goal.

The County has specifically published an example (page 3) of a detached building where you would be allowed a full 1,200 SF ADU even if that is more than 50% of the 'main' dwelling.
